Brian Flanagan
MANAGING MEMBER
Brian Flanagan founded Dair Development as a full-service real estate firm to serve a comprehensive set of client needs around real estate. Mr. Flanagan is an experienced real estate professional with over 25 years of experience in the industry helping intuitional investors and family offices maximize the potential of their assets. During that time, Mr. Flanagan has been fortunate enough to serve critical roles on a wide variety of projects across the country. Notable projects include serving as the developer for a 395-unit ground-up multifamily project in Stamford CT; advisor to the lender for the completion of 125 Greenwich Street; and head of Asset Management for the wind-down of EB Arrow, a retail investment fund for eight malls totaling approximately 6 million square feet of GLA in four states.
Prior to founding Dair, Mr. Flanagan served as the Director of Fee Development & Equity Advisory for Sterling Project Development. In this capacity, he led projects totaling over 2 million square feet of commercial and industrial as well as 1,000 units of residential. Before SPD, Mr. Flanagan worked in the Asset Management group at Jamestown Properties leading the acquisition and conversion of the 6 million square foot Industry City campus to creative offices.
Mr. Flanagan received a Bachelor of Arts from the University of Virginia and a Master of Business Administration, graduating a Palmer Scholar, from the Wharton School of the University of Pennsylvania.

Ross Koehn
VICE PRESIDENT, DEVELOPMENT
Mr. Koehn is a real estate professional with nine years of experience in real estate development management, owner's representation, and development advisory services. In his current role at Dair, he is responsible for managing new construction projects through all phases of the development process from financial analysis, entitlements, coordination of project financing, design, construction, and lease-up. In addition, he is actively involved in providing due diligence, feasibility, and advisory services for debt and equity investors in real estate development transactions. Throughout his career, he has managed or advised on over 50 projects, totaling $3B in hard costs in various markets across the country.
Prior to joining Dair Development, Ross worked in Sterling Project Development’s NYC office on the advisory services and fee development teams. He also worked on the development team at FD Stonewater in Washington, DC, developing build-to-suit facilities for the GSA and high-security government agencies.
Ross received a Bachelor of Arts in Economics from the University of Wisconsin. He also holds a Master’s Degree from the Schack Institute of Real Estate at NYU with a concentration in Finance & Investments.

Erika Marks
VICE PRESIDENT, MARKETING & LEASING
Erika runs point on all things marketing and leasing for Dair, with an emphasis on the tenant experience starting from the interiors and amenity programming all the way through branding, marketing, and leasing strategy. She connects ownership and the teams turning their vision into reality by curating each leasing team, crafting strategy, and keeping every project moving toward the finish line.Before joining DAIR, Erika led Douglas Elliman’s Development Marketing Multifamily division, with notable projects including 7 DEY, Anagram Turtle Bay, RUBY Chelsea, MABEL Chelsea, Chelsea Canvas, The Riverie, Brooklyn Tower, Magnolia DUMBO, Summit NY, The Artisan at Essex Crossing, and The DIME.
Erika is a Licensed Real Estate Salesperson since 2016 with a Bachelor's in Fine Arts from Marshall University. She is also a runner, a singer, and an avid hiker.

Vinny Poncia
PROJECT MANAGER
With his experience in on-site construction management, Vinny focuses in representing client in day-to-day construction activities as well as advising clients regarding progress of work, sequence and associated risks. His responsibilities include attending design and on-site meetings, reviewing project financials, developing project budgets, and supporting the permitting/close-out process.
Prior to joining Dair Development, Vinny worked in Suffolk Construction’s Boston office in scheduling and field operations/project management, over a variety of asset classes mainly Multifamily. Most notable was Raffles Boston, a 35-story hotel and luxury condo building. He also worked at General Investment & Development as an Accountant, managing day-to-day operations for multiple properties and assisted on Waterline Square, a large mixed-used development in New York City.
Vinny earned a B.S in Business Administration concentrated in Accounting from Merrimack College. He also earned an M.S in Construction Management from Wentworth Institute of Technology. Vinny also holds his OSHA-30 Certification.

Giovanni Luciani
PROJECT MANAGER
Giovanni is a real estate development professional with over five years of experience managing complex industrial, mixed-use, and brownfield redevelopment projects. In his role at Dair, he manages development projects through all phases of the development process, including project financing, entitlements, design coordination, budgeting, scheduling, construction oversight, and leasing. He works closely with consultants, contractors, public agencies, and project stakeholders to deliver successful projects while maintaining schedule, budget, and quality objectives.
Prior to joining Dair Development, Giovanni served as a Development Manager at Kurv Industrial, a vertically integrated real estate investment and operating firm, where he managed multiple large-scale redevelopment projects throughout New Jersey and Pennsylvania. His experience includes leading entitlement efforts, overseeing environmental remediation, coordinating construction procurement, managing project budgets and schedules, and supporting real estate acquisitions through technical due diligence. Throughout his career, he has managed or contributed to projects representing more than $500 million in development costs.
Giovanni earned a Bachelor of Architectural Engineering from The Pennsylvania State University, with a concentration in Construction Engineering and Management.

Ryan Belcher
PROJECT MANAGER
Ryan’s responsibilities include managing jobs at various stages of development, serving as an owner's representative, maintaining project schedules, contract negotiation, construction management and administration, and overall project oversight.
Ryan previously worked as a Project Manager at Camber Property Group, an affordable housing developer primarily based in New York City. At Camber, he oversaw pre-development, closing, construction, and lease up of preservation and new construction deals, totaling 4,000 units and $2 billion in development costs. He was also a Development Associate at Moinian Group. He spent the first part of his career in political fundraising and consulting.
Ryan earned a B.A. In Government and Politics and a B.S. In Environmental Science from the University of Maryland. He received his M.S. Degree from the Schack Institute of Real Estate at New York University with a focus on the Business of Development.
