Cosmo 440 (formerly Carmel Towers) is a 25-story residential tower in Newark, NJ, originally built in 1970 by developer Anthony Padula. The building closed in 2011 and reopened following a renovation that converted it into 225 luxury apartments. The redevelopment includes a renovated lobby and reserves 10 percent of units for affordable housing under a 20-year tax abatement.
