This project consisted of managing the asset after the impacts of COVID resulted in a default with the lender. Our role was to stabilize the asset during COVID shutdowns, manage day-to-day operations and create a redevelopment strategy for the Lloyd Center, a 1.2 million square foot indoor mall on the east side of Portland OR. The mall housed more than 100 retail and office tenants and had a property-level staff of 10. In addition to managing day-to-day operations, we created a redevelopment master plan for the 26-acre property with its 7 million square feet of development rights to include a mix of office, residential, and retail. We prioritized reusing existing buildings and employed a phasing strategy to allow for future investment to be done from cash flow. The property was ultimately transitioned to URG through a deed-in-lieu.
